I write as one of your constituents in regards to the planning decisions made by our State Government.

I am very concerned that not one of our State MPs is discussing the inefficient use of existing residential and commercially zoned land, despite the urgency surrounding resource shortages, infrastructure deficits and economic pressures. Instead the Government is only listening to the property development lobby whose only solution is to further expand Melbourne’s borders.

We constantly hear that the key drivers for the ever-present housing affordability crisis are land supply and population growth. Yet the issue really seems to be about the blatantly inefficient use of land in our suburbs. Why build new suburbs when there are over 200,000 existing blocks of residentially zoned land without a home on them? Land that already has the necessary infrastructure to support the residents. In your electorate there is plenty of land available for building on yet it is sitting there unused while the owner happily watches the prices go up without having to do anything. And it’s our neighbourhoods that are paying the price.

Vacant land and empty housing creates waste, crime and constant headaches for our emergency services. And given the economic forces of supply and demand – further serve to drive up prices in an already overheated market. With housing affordability compared to average wages at its highest in Australian history, I believe it is time to question the sacred cow of unconditional housing market growth.

Younger generations are being effectively held to ransom by their parents and grandparents’ insatiable demand for profit. Initiatives such as the First Home Owners Grant have only served to subsidise property portfolio returns while young people are being encouraged to take on debts far higher than most can really afford.

With one in 64 Australian children now homeless it is time to restore housing back to its rightful position as a human right rather than a privilege.

I call on your party to advocate for an urban land use policy that rewards sustainability, appropriate development and investment, affordability, and discourages the rampant speculation in the market, which is driving prices ever higher.
